Toilet Supply Line Failures on an Upper Floor
A plastic supply nut cracks under constant pressure and empties into the floor below for hours. The part costs a few dollars to prevent.
Two failures happen at a toilet and they behave completely differently. One empties the water supply into the building at full pressure; the other seeps quietly for years. Both end up in the floor. Call Los Angeles Water Damage at (213) 463-5333 if you have water coming through a ceiling.
The supply line, which is the emergency
The braided line running from the shutoff valve to the tank holds mains pressure every second of its life. On a great many installations the nut connecting it to the tank is plastic, and plastic under sustained stress becomes brittle over years. When it cracks, the line delivers several gallons a minute into a bathroom until someone closes the valve.
The failure has no warning stage. It is not preceded by a drip, and the timing is arbitrary — which in practice means it frequently happens while the unit is empty, because that is most of the week.
Overtightening is a major contributor. Hand tight plus a light turn is correct; a wrench cranked down on a plastic nut creates the stress fracture that opens up three years later.
The wax ring, which is the slow one
Under the toilet, a wax ring seals the base to the flange in the floor. It fails when the toilet rocks, when the flange sits too low after new flooring, or simply with age, and the leak is small and intermittent — a little water at each flush, escaping under the base where nothing is visible.
The signs are subtle. A floor that flexes slightly near the toilet, discoloration or curling of flooring at the base, a smell that comes and goes, or a stain on a ceiling below that grows very slowly over months.
Because this water has passed through the toilet's outlet it is not clean, which changes the handling of any material it reached.
Where the water goes in a stacked building
Bathrooms sit above other rooms, and in the multifamily construction that dominates much of Los Angeles they sit above someone else's rooms. Water crosses the subfloor, finds the joist bays, and travels along them before appearing wherever it can get through — often a considerable distance from the fixture.
The ceiling below is where it shows, and by then the assembly between the two floors is wet. That cavity contains insulation on some builds, wiring on all of them, and no airflow to speak of.
The first fifteen minutes
Close the valve behind the toilet. If it will not turn or the handle spins uselessly, the unit shutoff is the next step, then the building main.
Cut power to the room below before touching anything there. A ceiling holding water is also a ceiling holding water against light fixtures and wiring.
Relieve a bulging ceiling deliberately with a small hole into a bucket rather than letting it collapse on its own schedule, once the power is off.
Drying between floors
Surface drying does nothing here. The wet material is inside the assembly, so drying is done through controlled openings into the joist bays with the equipment sized for the cavity rather than the room.
Wet insulation in the bay comes out. It holds water against framing indefinitely and cannot be dried in place at any sensible cost.
Where wax ring water is involved, the subfloor around the flange gets evaluated for contamination as well as moisture, and material that absorbed it is removed rather than dried.
Prevention, which is genuinely cheap
Replace plastic supply nuts with metal ones and change braided lines on a schedule rather than on failure. The parts cost very little and the installation is a few minutes per toilet.
A toilet that rocks gets shimmed and the flange checked, because movement is what destroys wax rings. Rocking is also the earliest warning that anything is wrong down there.
Close supply valves before leaving town. In a stacked building your failure becomes several other people's ceilings, and that is a conversation worth avoiding.
Telling the two apart from below
A ceiling stain that appeared suddenly and spread within hours came from the supply side. One that has darkened slowly over months, staying roughly the same size, is the wax ring, and the difference tells the plumber where to start.
Position helps too. Supply-line water tends to appear across a wide area because volume spreads before it finds a way through. Wax ring water concentrates directly beneath or slightly offset from the toilet itself, following the shortest path down.
What gets replaced after either
A flange that has corroded or sits below the finished floor is repaired properly rather than packed with extra wax, which is the shortcut that guarantees a repeat. Flange extenders exist for exactly the situation created by adding flooring over an old installation.
Subfloor around the flange that has softened is cut back to sound material. Setting a new toilet onto a spongy subfloor reproduces the rocking that caused the failure.
