A slab leak announces itself quietly, and by the time water appears at the baseboard the line has usually been leaking for weeks. Why the postwar tracts are the ones affected

Los Angeles built enormous numbers of slab-on-grade houses from the late forties through the sixties, and the water supply lines in those homes run inside or beneath the concrete. Copper was the material of choice and it has performed well, with one caveat: buried copper corrodes from the outside where soil chemistry works against it, and seventy years is a long time for that process to run.

Soil in much of the basin is alkaline and holds moisture unevenly. Add stray electrical current from a poorly bonded system and pitting accelerates sharply. The result is rarely a burst; it is a pinhole that weeps a small volume continuously into the ground beneath your floor.

The signals, roughly in the order they appear

Your water bill rises without a change in habits. That is generally the first evidence, and it is easy to dismiss for a billing cycle or two. The confirmation takes five minutes: shut every fixture in the house, find the meter at the street, and watch the low-flow indicator. Any movement means water is going somewhere.

A warm spot on the floor points to the hot line specifically, which is where most slab leaks occur because heat accelerates the corrosion. Walk the house barefoot in the morning. A patch of tile or vinyl noticeably warmer than the surrounding floor sits directly over a leaking hot supply.

You may hear it. A faint continuous hiss or trickle in a quiet house, most audible at night with everything off, carries through concrete surprisingly well. Reduced pressure at fixtures, a water heater that cycles more than it used to, and unexplained damp at the base of an exterior wall round out the list.

What it does to the house

Concrete is porous. Water under the slab migrates laterally and wicks upward into whatever sits on top, which means flooring fails first. Hardwood cups and lifts, vinyl plank separates at the seams, and tile grout darkens along a line that traces the pipe. Carpet feels damp in a patch that never quite dries.

Behind the flooring the concern is the wall assembly. Bottom plates absorb from the slab, drywall wicks upward from the plate, and mold establishes itself inside the wall cavity where nothing is visible. In a climate where interior humidity is otherwise low, a persistent musty smell in one room is a strong indicator that moisture is arriving from below.

Locating it without demolishing the floor

The work starts with electronic detection rather than a jackhammer. Acoustic equipment amplifies the sound of escaping water through the slab, and pressure testing isolates hot from cold to narrow the run. Thermal imaging maps the warm path of a hot-line leak across the floor surface.

Once the location is confirmed, the repair options are a spot repair through a small opening, a reroute that abandons the failed segment and runs new line through the attic or walls, or a full repipe. On a house that has had one slab leak, a reroute of that line is often the better value, because copper that failed in one place is the same age and sitting in the same soil everywhere else.

Drying is the part that gets skipped

Plumbers fix pipes. What remains after the repair is a wet slab, wet plates, and wet flooring, and none of that dries on its own in a closed house. Concrete releases moisture slowly, so the drying plan has to account for vapor coming out of the slab for days after the leak stops.

Our approach maps moisture across the affected area first, then sets equipment against the specific wet zone rather than the whole room. Flooring may need to come up in a limited area to reach the slab surface, and wall cavities get dried through small access points rather than by opening the wall. Readings continue until the slab and plates match unaffected areas of the same house.

Insurance treats this unevenly. Most policies cover the resulting damage — the flooring, the drywall, the drying — while excluding the pipe repair itself. Documenting the leak, the affected area, and the drying process is what makes that distinction work in your favor.
